Unlocking Zero-Down Homeownership: VA Loan Myths vs. Facts in California

Few mortgage programs are as misunderstood as the VA loan. Friends, coworkers, and even some agents repeat claims that were never true or are years out of date. If you served, or are serving now, the facts may be better than you expect.

Myth: VA Loans Always Take Forever

The loan program does not set your timeline. Your lender does. Retail banks commonly run 30 to 45 days, and that reputation has stuck to VA loans unfairly. Our marketed average clear-to-close is 18 days, with a typical range of 14 to 21 days, because wholesale files move through competing lenders without a single bank's bottleneck.

In a competitive Orange County market, a clean and quick VA file can sit beside any other offer. Preparation, not the program, is usually what separates a smooth closing from a stressful one.

Myth: You Need 20 Percent Down

This is the big one. Eligible borrowers may be able to purchase with no down payment under VA guidelines, subject to qualification and the property meeting program standards. VA loans also generally do not require monthly mortgage insurance, which can help your payment.

Many VA loans do carry a one-time funding fee, which can often be financed, and some veterans may be exempt, such as those with certain service-connected disabilities. Eligibility and fee details depend on your service record.

Myth: Sellers Do Not Like VA Offers

Sellers care about certainty. A well-prepared offer with a solid pre-approval and a lender who answers the phone reads as strong. The appraisal process is a standard part of the loan, and an experienced agent can explain it to the seller up front.

Myth: VA Loans Only Work for Small or Cheap Homes

Program rules differ by borrower and entitlement, and our wholesale channel includes conventional, government, high-balance jumbo, and non-QM options. That means if a VA loan fits some purchases but not others, we can compare alternatives side by side.

Fact Check: VA, FHA, and USDA at a Glance

Government-backed programs each serve different borrowers:

  • VA: For eligible service members, veterans, and some surviving spouses, often with no down payment
  • FHA: Flexible credit and lower down payment options for a wide range of buyers
  • USDA: Designed for eligible rural and some suburban areas and eligible incomes, so it will not fit most Orange County addresses, but it is worth checking by location

For a veteran buying in Garden Grove or Westminster, VA is often the first program we review. If a property or situation does not fit, FHA or conventional may be the next comparison.

Your VA Loan Prep Checklist

  1. Request your Certificate of Eligibility, or have us help you pull it
  2. Gather your DD-214 or current statement of service
  3. Collect recent pay stubs and two months of bank statements
  4. Note any residual income or debt questions you want answered
  5. Choose your target price range and commute zone before touring homes

Why Wholesale Helps Military Families

Military schedules do not follow bank hours, and deployment, training, and relocation orders can change your plans quickly. Retail call centers often operate Monday through Friday, 9 to 5. We take calls and texts seven days a week, which helps when you are between duty days, on a weekend pass, or touring open houses on a Sunday.

As a wholesale broker with access to 45+ competing lending institutions, we can shop programs and compare terms instead of presenting a single corporate rate sheet.
