Short-Term Rental (Airbnb) Investment Analysis: Financing SoCal Vacation Rentals

A vacation rental near the coast can look like an easy win: nightly rates beat monthly rent on paper. But paper and reality part ways quickly if you skip the analysis. Before you chase a listing, learn how to test the numbers and how lenders may view short-term income.

Start With the Rules, Not the Spreadsheet

Short-term rentals are regulated locally, and rules differ from city to city across Orange County and the rest of Southern California. Some cities require permits, limit the number of rentals, cap stays, or restrict them entirely. Homeowners associations may add their own limits.

Check the city's current rules and any HOA documents before you write an offer. A property that cannot legally operate as a short-term rental changes your whole analysis. Your real estate agent and attorney can help confirm local requirements.

Build a Realistic Income Picture

Gross bookings are not profit. A sound analysis works from revenue down to what you actually keep.

  • Expected nightly rates and a conservative occupancy assumption.
  • Seasonal swings, since coastal demand tends to rise and fall through the year.
  • Cleaning, supplies, and turnover costs.
  • Platform fees, management fees, and local lodging taxes where they apply.
  • Utilities, insurance designed for rental use, and maintenance.
  • Furnishing and setup costs up front.

A Simple Example

This is an illustrative example with round numbers, not a forecast. Imagine a property earning $9,000 in a typical month during busy season and $4,000 in a slower month. Averaging those gives a very different picture than the best month alone.

If your mortgage, taxes, and insurance total $5,000 a month, the busy month looks comfortable and the slow month does not. Plan reserves for the slow months, because the mortgage is due either way.

How Lenders May View Short-Term Income

Lenders differ on whether and how they count short-term rental income. Some conventional programs focus on your personal income and may count rental history only in limited ways. Others, particularly non-QM and DSCR programs, may look at the property's projected or documented income against its housing payment.

Programs may ask for a rental history, a market rent analysis, or a short-term rental income estimate. Requirements, reserves, and down payments vary by program and property type, and rates and terms vary, subject to qualification.

Loan Options to Compare

  1. Conventional financing. Can work for a second home or investment property if your personal income qualifies.
  2. DSCR loans. Qualify largely on the property's cash flow rather than your tax returns.
  3. Other non-QM options. May help self-employed buyers or investors with several properties.

Why Shopping the Wholesale Channel Helps

A retail bank typically offers one rate sheet and a limited menu, and timelines often run 30 to 45 days. Century Financial Group Co. is a wholesale broker with access to 45+ competing lending institutions, so we can compare programs that treat short-term rental income differently. That comparison can matter more than a small difference in pricing.

Our marketed average clear-to-close is 18 days, with a typical range of 14 to 21 days, useful when a seller wants a firm timeline.

Pre-Purchase Checklist

  • Confirm local short-term rental rules and HOA restrictions.
  • Estimate income conservatively and test a slow-season month.
  • Set aside reserves for vacancies and repairs.
  • Gather bank statements and entity documents if buying through an LLC.
  • Talk to a CPA about how rental income is treated for taxes.
