Qualifying Without Tax Returns: Non-QM Bank Statement Options for Business Owners

Hieu Nguyen 3 min read
A tidy desk with stacked business bank statements, a calculator, and a folder of mortgage documents beside a window overlooking a Southern California street of single-family homes.

If you own a business, your tax returns are probably built to lower your taxable income, which is smart for April and frustrating for a mortgage application. A traditional underwriter sees the number after write-offs, not the money that actually moves through your business. Bank statement loans were designed to close that gap.

Why Tax Returns Can Work Against You

Conventional underwriting leans on the net income shown on your returns. For a contractor in Westminster, a restaurant owner in Garden Grove, or a consultant working out of Irvine, depreciation, vehicle costs, and home office deductions can shrink that figure well below real earnings.

The result is a strong, steady business owner who looks underqualified on paper. That is not a character problem. It is a documentation mismatch, and a non-QM program can solve it.

How Bank Statement Loans Work

Instead of reading your tax returns, the lender reviews your bank statements to estimate qualifying income from deposits. Programs commonly look at 12 or 24 months of statements, either personal or business, depending on the program and how you are set up.

In general terms, the lender will:

  • Total the eligible deposits over the statement period
  • Remove transfers between your own accounts and other non-income items
  • Apply an expense factor if you are using business accounts
  • Divide the result into a monthly qualifying income figure

Guidelines differ from one lending institution to the next, which is exactly why shopping matters.

A Simple Example

Here is an illustrative example with round numbers only. Suppose a business account shows $20,000 in eligible monthly deposits, and the program applies a 50 percent expense factor. The qualifying income would be $10,000 per month. A different program might use a different factor, which changes the answer.

That swing is why two lenders can look at the same statements and reach different conclusions. Your actual figures will depend on your documents and the program.

What Else Lenders Will Want to See

Non-QM does not mean no standards. Expect the lender to review the full picture:

  1. Credit history and score
  2. Down payment and reserves
  3. Time in business, often with a minimum such as two years
  4. Property type and occupancy
  5. A clean, explainable deposit history

Large unexplained deposits, frequent overdrafts, and mixing personal and business spending can all slow things down. Cleaning that up a few months before applying can make your file much easier to read.

Why a Wholesale Broker Fits This Scenario

Non-QM guidelines are not uniform, and a single bank rarely offers every option. As a wholesale mortgage broker, Century Financial Group Co. has access to 45+ competing lending institutions, so we can compare bank statement programs, expense factors, and documentation requirements rather than fitting you into one rate sheet.

Speed matters too. Our marketed average clear-to-close is 18 days, with a typical range of 14 to 21 days, compared with the 30 to 45 day timelines common at retail banks. For a business owner juggling payroll and clients, fewer weeks of paperwork is a real benefit.

Gather These Before You Apply

  • 12 to 24 months of personal or business bank statements
  • A business license or other proof of self-employment
  • A recent profit and loss statement, if available
  • Your most recent mortgage or rent history
  • A government-issued photo ID

You do not need everything perfect on day one. We will tell you what is missing.
